What kind of facilities will the complex have? Are they free to use?

The complex will have SPA center, fitness, swimming pool, jaccuzi, sauna (free to use for the owners of apartments in the complex), mini market, restaurant, pharmacy, dental centre, hair dresser, playgrounds, dry cleaning and shops.


Are there any parking places for guests and visitors of the complex available?

There will be parking spaces for visitors on the ground level.


Do your developments have elevators?

Yes, all of the buildings and sections will have elevators that will go from the underground levels to the top floors.

What is the location of the project?

The project is located in one of the most rapidly developing areas of Sofia – Manastirski Livadi close to the Vitosha Mountain.


Are there any schools, kinder gardens and shops close to the complex?

There are schools and kindergartens located in the nearby neighborhoods. A large international supermarket chain is and a proposed shopping mall is currently under construction.


How will be the street access to the complex? Will there be sufficient access to the development from Bulgaria Boulevard?

There will be street access constructed from Bulgaria Boulevard and Louis Ayer street.


Is there any established infrastructure in the area?

As a First class investor Winslow Developments commit to building the necessary infrastructure, including the road to Bulgaria Boulevard.

   


Apartments


How will the apartments be heated?

The heating will be with gasification which will have individual wall-hanging boiler and radiators in each apartment.


Are balconies included in the living space?

The balconies are included in the overall living space. This is according to BG legislation.


Is the area of the balconies (if they are bigger than normal) calculated on the same price per sq. m as the apartments?

All balconies above 10 sq. m. will be calculated on half price per sq. m. of the apartment.


Are the parking spaces included in the price of the apartment?

The parking spaces are sold separately on the price of 15 000 EUR with VAT.


Does every apartment have a storage room?

Yes, it is either on the underground floor or in the apartment itself (for the larger apartments). The storages in the basement, pertains to the relspective apartment, shall be paid additiolally at price 600 EUR per sq.m.


Is it possible to make adjustments to the apartment plan?

The company has hired a professional architect, who is engaged with reconstruction and second planning of the apartments, as well as their unification if requested by the clients.


Which are the main features of an apartment?

1. Built-up area: includes the net living area, the balconies, the area of internal and external walls, half of the area of the walls to the neighboring apartments and common parts, according to Ordinance Nr 5 from 2001 for rules and regulations of spatial planning.
2. Ideal parts of the common parts of the building: they are calculated by a licensed entity according to Ordinance Nr. 5 upon obtaining Permission for Construction.
3. Number of rooms: A 2-bedroom apartament for example includes a living room /with a kitchen box/ , two bedrooms, bathrooms and terraces. There's an option also with a separate kitchen.

   


Payments

Does the price include VAT?

Yes, the purchase price includes VAT.


When do I need to pay my reservation fee?

No later then five days after submitting the reservation form.


When is the first installment due?

The first installment is due within 15 days from the date the contracts are sent to either the solicitor or home.


What kind of documents will be issued for my reservation fee and the installments regarding the contract?

There will be invoices or receipts issued for payments.


What additional costs can owners expect?

Additional costs include: Annual municipal taxes and utilities.


What is included in the price?

The price is being calculated over the built-up area /including walls, terraces and balconies/ and the ideal parts of the common areas of the building. The purchase of a storage room in basement might be obligatory depending on the apartment itself,and it is paid on a separate price.

   


Financing


When can I apply for a mortgage in Bulgaria?

Due to the restricted terms of the banks, regulating mortgage granting, Winslow Group along with credit consultancy company Best Credit, provided its clients with the opportunity of mortgage granting up to 80 %. In comparison, banks grant a maxim amount up to 60-70 %. Another advantage of the scheme is that mortgage is granted on stage “roof top”, while bank practices provide financing, not until the property is issued usage permission document ( Act 16 ).

Best Credit provides the following scheme: the client pays 20 to 25 % from the value of the property when signing preliminary agreement. On “roof top ” stage the property ownership is transferred to the bank which grants additional 50 %. The bank grants 10 % when is reached internal installations stage, 10 % when heath insulations and plastering stage. The remaining 10 % are granted when property is issued usage permission document.

   


Legal


What kind of taxes does the buyer pay for transferring the ownership?

Owners are obliged to pay the notary & transfer fees. The total amount is approximately 3 % of the price.


When is Winslow Developments transferring the ownership?

Once 100% of the purchase price is received and after ”rough” construction stage.


Who owns the land?

The developer owns the land.


Are you transferring any common parts of the land with the apartment?

Common parts of the land will be transferred to Bulgarian citizens and companies registered in compliance with the BG legislation.

Does Winslow Developments provide in addition any finishing works?

Winslow is selling the apartments without finishing works. However, we are offering buyers finishing works at an additional package price.

Does the purchase price include furniture?

The prices do not include furniture.
